Phuket Condominiums Finance Information :
Obtaining a mortgage in Thailand for Phuket condominiums, apartments or villas is currently almost impossible for foreigners. Layan Gardens has therefore arranged its own financial plan for new buyers of our Phuket condominiums.
Up to 50% finance of the purchase price of our Phuket condominiums are available over 12, 36 or 60 months from the date of contracts being signed. No additional paperwork or proof of earnings is required.
Layan Gardens Phuket Condos Guaranteed Rental Income
The guaranteed rental income option for Layan Gardens Phuket Condos is for new buyers who are buying principally for investment. The rental guarantee is 4-6.5% for 3 years.
Layan Gardens Phuket Condos Guaranteed Rental Income Conditions:
6.5% rental guarantee is based on the clients condo being available for rental between December 15th and January 31st, in each of the years of rental guarantee. The owner will have 42 days access to their condo in phuket per annum for periods outside that stated above. The owners will give at least 60 days notice of usage.
4% rental guarantee is based on the owners having 42 days usage of their Phuket condo at any period of the year; 60days notice to be given.
The guarantee rental income will be based on the base price of the Phuket condo (Excluding furniture package), and will be paid semi-annually i.e. 1st March and 1st September each year.
Owners participating in the rental guarantee program must take the furniture package provided by Layan Gardens for their Phuket condos.
The Phuket Condos owner will pay the standard maintenance charges i.e. management fees as per all other owners.
Layan Gardens will be responsible for the marketing of the Phuket condos and for the provision of the services as described in the On Site Services page.
Layan Gardens also provides a rental service for owners who wish to rent their condo on a short term basis and retain the freedom to use the condo when they wish. This service provides no income guarantee.

Every Phuket apartment for sale at Layan Gardens have furniture packages available to all owners. The furniture package is compulsory for owners who wish to enter the Rental Guarantee Program but optional for permanent residents.
All Phuket apartment for sale units furniture and equipment are chosen six months after the intial purchase to ensure the latest models are purchased. The chosen products are of excellent quality and the design is functional, modern, and tropical to match perfectly with the apartment design.
